Commonly Asked Questions

How do I find a builder or remodelor?
The best way to find a reputable builder is through references, but there are other ways as well. Contact your local Home Builders' Association for a list of licensed builders in your area. Next make appointments to meet with several builders to talk about your project. Just because a builder does good work doesn't necessarily mean they're the right one for you. You need to feel comfortable communicating with your builder so feel free to ask a lot of questions. If you don't feel as though your questions are being answered to your satisfaction, move on to someone else.

Is licensing really important for a builder?
Definitely, yes. Although a builder's license isn't a guarantee of a builder's quality of work it is a good indication that the builder takes his or her career seriously enough to have made the effort to be licensed. The State of Michigan holds licensing exams around the state almost year round and the questions are designed to test the licensee's knowledge on a broad range of building topics including their obligations to their customers under Michigan law.

How do I find out if my builder is licensed?
Simple. Ask. When first seeking a builder check with your local Home Builder's Association or the State of Michigan Bureau of Licensing. Ask to see a copy of your builder's license. By law all licensed builders must carry a pocket card of their license and have their license displayed in their office. If a builder is insulted by you having asked to see their license they probably don't have one. (That's a good sign you should move on.)

Do I need a written contract with my builder?
Although verbal contracts are legal in the State of Michigan, they are very hard to enforce. Just as a matter of common sense it is wise to have come to a real understanding with your builder as to what your project will entail and what the costs will be. Having the details in writing will make your world a much happier place as the project proceeds. It's also a good idea to make sure any changes to the original contract are also put into writing. The majority of disputes which arise between a builder and a homeowner arise out of misunderstandings as to exactly what was included in the price.

I'm a builder, how do I join the HBA?
